States Licensed
North Carolina
Licensed as both a Mortgage Lender and Broker through NMLS and regulated by the NC Commissioner of Banks. Corporate licensees must maintain a minimum surety bond ($75K for brokers; $150K for lenders) which scales based on annual loan volume, and designate a Qualifying Individual with at least three years of residential lending experience. Individual MLOs complete 24 hours of pre‑licensing education (including North Carolina‑specific law), pass both national and state SAFE exams, and fulfill annual continuing education requirements.
South Carolina
Licensed via the SC Board of Financial Institutions / Consumer Finance Division under NMLS. Licensing requires submission of a business plan, annual mortgage log reporting, and a surety bond (ranging from $50K to $150K based on loan volume). Individual MLO candidates must complete 20 hours of NMLS pre‑licensing education (including 3 hours SC‑specific), pass the licensing exam, be sponsored by a licensed entity, and meet annual continuing education requirements.

Virginia
Licensed under the Virginia Mortgage Lender and Broker Act (Va. Code Ann. §â€¯6.2‑1600 et seq.) and regulated via the SCC Bureau of Financial Institutions. A license is required for residential mortgage lending or brokering involving 1–4 family homes. Corporate applicants must secure a surety bond ($50K for lenders; $25K for brokers). Individual MLO licensing includes 20 hours of pre‑licensing coursework (Virginia‑specific content), passing the SAFE exam, background screening, sponsorship, and annual renewal.
