The Full Process

Seven steps.
No surprises.

Every mortgage is different, but the general flow is always the same. Here's what each step actually looks like from your side of the table.

First Conversation Day 1 · 15 to 30 min

You reach out, we listen.

A short intro call with one of our advisors. No credit pull, no commitment. We ask about your goals, timeline, and situation. You ask us anything you want. If it's not a fit, we'll say so and point you somewhere better.

What we need from you

Just a few minutes of your time. Come with questions if you have them.

Pre-Qualification & Pre-Approval 1 to 3 days

We figure out what you can borrow.

You share basic financial info and we run credit. Within a day or two you'll have a pre-approval letter you can show to real estate agents and sellers. In coastal NC's competitive market, this letter often makes the difference between winning and losing a house.

What we need from you
  • Recent pay stubs and W-2s
  • Last 2 months of bank statements
  • Photo ID and Social Security number
  • Permission to run a credit check

House Hunting & Application Varies

You find the home, we start the loan.

This is where you're mostly working with your real estate agent. When you're under contract, we shift into gear: we shop 40+ lenders for your best rate, submit the full loan application, and lock your rate when the time is right.

What we need from you
  • A copy of your signed purchase contract
  • Any updated financial documents since pre-approval
  • Confirmation of homeowner's insurance provider

Processing & Appraisal 1 to 2 weeks

We verify everything and appraise the home.

Behind the scenes, we're verifying your employment, income, assets, and title. An independent appraiser also visits the property to confirm its market value. If anything comes up (a low appraisal, a title issue), your advisor walks you through your options right away.

What we need from you
  • Respond quickly to any document requests
  • Avoid new credit inquiries or major purchases
  • Keep employment status stable

Underwriting 1 to 2 weeks

The lender reviews and approves your loan.

The underwriter does a thorough review of your entire file. They may come back with "conditions" (additional documents or clarifications) before they issue final approval. This step can feel quiet from your side. That's normal. We're driving it forward every day.

What we need from you

Respond fast to any conditions we send over. Every day a document is missing is a day the clock isn't moving.

Clear to Close 3 to 5 days

Final approval, closing disclosure, and prep.

Once underwriting clears, you'll receive your Closing Disclosure at least 3 business days before closing. This is a legally required document with your final loan terms and the exact cash needed at the table. Review it carefully and ask your advisor about anything that looks different from what you expected.

  • Arrange your cashier's check or wire for closing funds
  • Schedule a final walk-through of the property

Closing Day About 1 hour

You sign. You get the keys. You're home.

In NC, closings happen at a real estate attorney's office. You'll sign the deed of trust, promissory note, and various other documents. Once everything is signed and recorded (usually the same day), the home is officially yours. Bring your ID, your closing funds, and a good pen.

  • Cashier's check or confirmed wire for closing funds
  • About an hour of your time
While You're In Process

Three things that'll speed everything up.

The process moves fastest when you follow a few simple rules while your loan is in play. Nothing complicated, just habits that keep everyone unblocked.

Respond fast.

When we ask for a document, get it back to us quickly. Every day a request sits is a day the clock isn't moving. Fastest closings are always the borrowers who reply within a few hours.

Don't move money around.

Big deposits, transfers, or new accounts during underwriting create paperwork headaches. Keep your finances quiet from application to closing. If you must make a large deposit, tell your advisor first.

Don't open new credit.

No new credit cards, no financing that couch, no changing jobs (if you can help it). Underwriting rechecks credit right before closing. Anything new can derail approval this late in the game.
